These terms apply to this website, which is operated by Rise48 Holdings, LP on behalf of Rise Valley Heights. By using this site, you agree to them. If you do not agree, please do not use the site. You must be at least 18 to use this site.

This site is information, not an offer. Everything here — floor plans, photographs, amenities, availability, and pricing — is provided to help you decide whether to inquire about a home. It is not an offer, a reservation, or a contract, and it does not guarantee that any particular home is available. Only a signed lease creates a binding agreement.

Pricing and availability change. Rents, fees, specials, and availability shown here reflect the community's most recently published rates and can change at any time without notice. Square footage and dimensions are approximate. Photographs and floor plan drawings are representative and may show a different home, finishes that are not in every unit, or staging that is not included.

Errors happen. We work to keep this site accurate, but it may contain typographical errors or out-of-date information, including in pricing and availability. We may correct any error and update or withdraw information at any time, and we are not bound by a price or term published in error. If something here differs from what the leasing office tells you, please ask us.

Equal housing opportunity. We do business in accordance with federal, state, and local fair housing law. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other characteristic protected by applicable law.

Services provided by others. Some features of this site are operated by companies other than us. The chat assistant starts when the page loads, is provided by our chat vendor, and conversations may be recorded and used to respond to you — by an automated system or by a person. Contact and application forms are hosted by our property-management software provider, which may collect information you enter and use tracking technologies on the pages that contain them. Our cookie notice does not control that provider's cookies or tracking inside those forms; its own notice and privacy policy govern them. Where a site uses analytics or advertising measurement, those run only after you accept on the cookie notice, and we honor a browser "do not sell or share" signal. Our privacy policy explains what we collect and why, and you can revisit your choice any time using Cookie Preferences in the footer.

Calls and text messages. If you give us your phone number — on this site, in chat, or at the leasing office — you agree we may contact you about your inquiry and your interest in the community, including by phone call and text message, and including through an automated system or our chat vendor. Message and data rates may apply. Message frequency varies. Consent to receive texts is not a condition of renting. Reply STOP to any text to stop receiving them, or HELP for help.

Links to other sites. This site links to websites we do not control, including our property-management software provider, mapping services, and neighborhood information. We provide those links for convenience. We do not endorse those sites and we are not responsible for their content, their products, or their privacy practices. Review their terms and policies yourself.

Using this site. Please use the site for its intended purpose. Do not attempt to disrupt it, gain unauthorized access to it, scrape or harvest it by automated means, introduce malicious code, misrepresent who you are, or use it to send unlawful or misleading messages.

Content. The text, images, floor plans, and logos on this site belong to us or to our licensors, and may not be copied or reused for commercial purposes without permission.

If you believe your copyrighted work appears here without permission, write to our designated agent at the Legal Team, Rise48, 8324 E Hartford Dr, Scottsdale, AZ 85255, legal@rise48equity.com. Please identify the work, identify where it appears on this site, give us your contact information, and include a statement that you believe in good faith the use is not authorized and that the information in your notice is accurate. We will respond as the Digital Millennium Copyright Act requires.

Feedback. If you send us ideas or suggestions about this site, we may use them without obligation or payment to you. Please do not send us confidential information.

Accessibility. We want this site to be usable by everyone. Our accessibility statement explains our approach and how to reach us if you encounter a barrier.

No warranty. We work to keep this site accurate and available, but it is provided as-is and as-available. We do not promise it will always be error-free, uninterrupted, secure, or free of harmful components, and we make no warranties of merchantability or fitness for a particular purpose.

Limitation of liability. To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost data, arising from your use of this site — even if we were told such damages were possible. Where liability cannot be excluded, our total liability for any claim relating to this site is limited to one hundred dollars. Nothing here limits any right you have that cannot be limited by law, and nothing here affects our obligations under a signed lease.

Time limit on claims. Any claim relating to this site must be brought within one year after it arises, unless applicable law requires longer.

We may change or withdraw this site. We may modify, suspend, or discontinue this site or any part of it at any time, and we may restrict access to it.

Changes to these terms. We may update these terms. The version posted here is the current one, and using the site after we post a change means you accept it.

The rest. If any part of these terms is unenforceable, the remainder still applies. If we do not enforce a provision, we have not waived it. We may assign these terms to an affiliate or in connection with a sale of the community; you may not assign them. These terms, together with our privacy policy, are the entire agreement between us about this site.

Governing law. These terms are governed by the laws of the state in which the community is located, without regard to its conflict-of-laws rules.
