Rise48 Holdings, LP operates this website for Rise Valley Heights. This policy explains what the site collects, who else receives it, and the choices you have. It covers this website only — if you apply for a home or become a resident, the systems you use for that have their own notices.

What we collect. If you contact us, we collect what you choose to give us: your name, phone number, email address, the home or move-in date you are interested in, and anything you write to us. Automatically, when you visit, we and our providers receive your device and browser type, your general location from your IP address, the pages you view and how you arrived, and identifiers stored in cookies or similar technologies. If you chat, we receive the conversation. We do not ask for a Social Security number, financial account details, or government identification anywhere on this site.

Where it comes from. Directly from you; automatically from your device as you browse; from our chat vendor and our property-management software provider when you use those features; and from advertising or listing services that refer you to us.

Why we collect it. To answer your questions and follow up about a home; to schedule and confirm tours; to operate, secure and improve the site; to understand which marketing brings people to us; and to meet legal obligations.

Chat. A chat assistant provided by our vendor starts when a page loads and connects to the vendor's service before you interact with it. If you start a conversation, it may be recorded and used to answer your questions and to follow up with you, by an automated system or by a person, and the vendor processes it on our behalf.

Forms. Contact and application forms are hosted by our property-management software provider. Information you enter goes to that provider and to our leasing team so we can respond, and those embedded pages may use their own cookies and tracking technologies. Your choice on our cookie notice does not control what that provider does inside its own pages: it sets its own cookies and loads its own tracking there regardless of what you chose with us. If that provider shows you its own cookie notice inside the form, that notice and the provider's own privacy policy are where you make choices about its cookies and tracking.

Analytics and advertising. Where this site uses analytics or advertising measurement, those load only after you accept on the cookie notice. If you decline, or if your browser sends a "do not sell or share" (Global Privacy Control) signal, we do not load them. You can change your choice any time using Cookie Preferences in the footer. Note that the chat assistant is not part of that choice — it starts on every visit.

Cookies and similar technologies. Some are necessary for the site to work and to remember your cookie choice. Others measure how the site is used, or support advertising measurement, and those load only with your consent. You can also block or delete cookies in your browser, though parts of the site may then behave differently.

Who else receives it. Our leasing and management staff; our chat vendor; our property-management software provider; analytics and advertising providers on sites where those are enabled and you have accepted; our hosting and infrastructure providers; and professional advisors. We may also disclose information if the law requires it, to protect the safety or rights of people or property, or in connection with a sale or transfer of the community. These providers may use your information only to perform services for us.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising beyond the advertising-measurement tools described above, which run only with your consent.

How long we keep it. We keep inquiry information for as long as needed to respond to you and for a reasonable period afterwards in case you come back, then delete it or remove its connection to you, unless we must keep it longer to meet a legal obligation.

Security. We use reasonable safeguards appropriate to a marketing website. No website or transmission over the internet is completely secure, so please do not send us sensitive information through this site.

Children. This site is meant for adults looking for a home. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

Other websites. This site links to websites we do not control. Their privacy practices are their own.

Reviewing and correcting your information. To ask what we hold about you, correct it, or have it deleted, contact us using the details below. We will respond as applicable law requires, and we may need to verify who you are first.

Your Texas privacy rights. If you are a Texas resident, the Texas Data Privacy and Security Act gives you the right to confirm whether we are processing your personal data; to obtain a copy of it in a portable form; to correct inaccuracies; to have it deleted; and to opt out of targeted advertising, the sale of personal data, and profiling used for decisions with legal or similarly significant effects. To exercise any of these, email legal@rise48equity.com or write to us at Rise48 Legal Team, 8324 E Hartford Dr, Scottsdale, AZ 85255, and tell us which right you are exercising. We will verify your identity and respond within 45 days, and we may extend that once by another 45 days if we tell you why. There is no charge for your first request in a 12-month period. You may use an authorized agent. If we decline your request, we will explain why, and you may appeal by replying to our decision or writing to the same address — we will answer an appeal within 60 days, and if we deny it we will tell you how to contact the Texas Attorney General. For opt-out purposes we honor the Global Privacy Control signal sent by your browser, and Cookie Preferences in the footer lets you change your choice at any time.

Changes to this policy. We update this policy when the site's features or the services it uses change. The version posted here is the current one.
